From applying for a property and paying rent to maintenance requests and lease renewals, you’ll find clear answers and practical advice to guide you through every step of your tenancy.

Download the application form, complete it and attach supporting documents such as payslips, rental history and photo identification. Submit the application by email or to the office.

Have your documents ready, provide an up-to-date rental ledger, attach a cover letter, consider offering a longer lease and ensure your references are aware.

Applications are usually processed within 48 hours. Applicants are notified if successful or unsuccessful.

Rent can be paid via bank transfer, RentPay or in person via card or cash deposit.

Contact the property manager immediately to discuss the situation. Early communication allows for arrangements to be made.

Yes, automatic payments can be organised via electronic funds transfer.

Lodge repair requests by email or through the property management app, including the nature of the issue and photos. Tradespeople will be booked and you'll receive updates.

Urgent repairs (hot water, sewerage or serious electrical faults) are prioritised and typically completed within a few days. Non-urgent repairs are addressed as soon as practicable.

Situations such as burst water pipes, roof leaks, electrical faults, gas leaks, being locked out when there is no other access, or a blocked toilet (if it is the only toilet) qualify as emergencies. Tenants should follow instructions on the emergency repairs page and call the tradespeople listed if required.

Tenants are responsible for costs associated with breaking a lease (advertising, reletting fees and rent until a new tenant is found). Contact the property manager as soon as possible.

Fixed-term leases require 28 days' notice. Periodic leases require 21 days' notice using the appropriate form.

The property must be returned in the same condition as at the start of the tenancy, allowing for fair wear and tear. If the property was professionally cleaned before move-in, it should be professionally cleaned when vacating.

Any alterations require landlord approval and an updated tenancy agreement.

Pets are considered on a case-by-case basis and must be approved by the landlord.
