Important Update: Rental Laws Change on 1st July

A new era for landlords begins with these legislative reforms.



It was released last week that the long talked about reforms are ready to commence.


Unsurprisingly, the changes are due to commence on 1st July, leaving the industry and landlords very little time to adjust.


Although my messaging has been clear for some time that I knew the changes were coming, and they would be released in this manner with very little notice, it’s still set to have a significant impact for everyone, landlords, tenants and property managers.


Biggest changes to be aware of:

  • prescribed reason to end a tenancy (these will be limited)

  • maximum 4 routine inspections per year

  • allowing minor alterations to the property

  • allowing tenants to have pets

  • replacement items to meet energy and efficiency standards


We already understand that the law is heavily geared in the tenants favour, and these reforms are set to shift that needle even further across.


Further education is set this week for property managers, and it will be a busy week learning about the multiple different changes to legislation.
